General Terms and Conditions

APPLICABLE REGULATIONS
These general terms and conditions are subject to the status of Tourist Residences.
They are accompanied by specific conditions.
The resident – occupant – cannot invoke the legal provisions applicable to residential leases, particularly regarding the right to remain in the premises.
Any domiciliation at the Residence, whether private or professional, is prohibited.

DESIGNATION OF PREMISES
The Residence provides fully furnished and equipped studio or 2-room apartments.
The type of apartment, subject to the contract, is specified to the resident upon check-in in the “general rental conditions” document.
Each apartment is equipped with a kitchenette: sink, stove, microwave, dishes, etc.
Each apartment has its own bathroom and toilet.
The resident must report any anomalies or damaged objects/furniture immediately upon arrival.
Upon the resident’s departure, the cleanliness of the apartment will be inspected, and any missing items or damage will be charged to the resident. The resident is also required to return the apartment in the same condition of cleanliness as when they arrived. The cost of any cleaning or repair will be charged to the resident.
These apartments can accommodate 1 to 4 people depending on the apartment type rented. The resident must comply with the number of people indicated in the contract and will be responsible for any overcrowding or damage that may result. Overcrowding, which is prohibited and illegal, will result in the immediate termination of the contract.

RECEPTION OF THE RESIDENCE
The reception is open according to the hours indicated at the reception desk. Outside of these hours, a code to access the residence (digital code) is provided to the resident, who agrees not to disclose it to anyone not authorized by the residence.

SERVICES
Services included in the rate:

  • Wi-Fi access
  • Television
  • Weekly cleaning for stays of 7 nights or more
  • Bed linen changed once a week for stays of 7 nights or more
  • Towels changed once a week
    Additional paid services (rates available at the reception):
  • Cleaning: if the resident requests additional cleaning
  • Bed linen and towels: if the resident requests linen changes
  • Underground parking
  • A washing machine and dryer are available for the resident in the basement, managed by an external provider
  • Photocopies and fax available on request at reception
  • Toilet paper and dishwashing liquid for sale at reception

RESERVATION
A reservation for an apartment in the Residence is valid only if the client has paid for their stay or deposited an advance as required by the Residence. The reservation will be confirmed upon receipt of payment.

PAYMENT TERMS – LATE FEES
Invoices must be paid immediately by the resident upon presentation.
On the day of the client’s arrival, the Residence will charge the full balance or remaining amount for the stay, except for stays longer than one month, where the first month must be paid immediately and subsequent months before the beginning of each new booking period.
If it has been agreed that the payment for a resident’s stay will be made by a third party, the resident remains personally and jointly responsible for the payment.
In the case of late payment, the resident will be charged an interest rate of three times the legal interest rate on any unpaid balance.
A deposit will be required upon arrival, a minimum of 250€ per stay and per accommodation. The amount of the deposit varies depending on the length of the stay.

PRICE
The prices are indicated in euros, VAT included, and only cover the provision of the apartment. The tourist tax is an additional cost, indicated in the specific conditions. Optional services are not included in the price.

SECURITY DEPOSIT
For stays of less than 30 nights, a minimum security deposit of 250€ will be charged by credit card at check-in. The amount depends on the duration of the stay. For stays exceeding 29 nights, the client must deposit an amount equivalent to one month’s rent as a security deposit. This sum will be refunded at the end of the stay, minus any damage or missing items.

CANCELLATION
The contract will be automatically terminated if the resident fails to fulfill any of their obligations or exhibits inappropriate behavior that disrupts other guests’ stay.
Failure to pay for the stay is grounds for immediate contract termination.
The resident must immediately leave the premises and may be evicted with the help of the authorities if necessary.

OBLIGATIONS OF THE RESIDENT
The apartment will be made available to the resident in good condition. The resident must use the apartment and its facilities peacefully and responsibly and agrees to pay any bills presented by the Residence.
The resident accepts that a Residence employee may enter the apartment for maintenance. The Residence also reserves the right to enter the rented apartment for safety, hygiene, or urgent maintenance reasons.

RESPONSIBILITY
The Residence cannot be held responsible for theft or damage to personal effects in the apartments, common areas, parking lots, or any other facilities.
The provisions of articles 1952 and following of the Civil Code, relating to hoteliers, do not apply.
